What Affects a Home Sale? Three main areas affect the marketability of your home. They are the price, financing, and time. The Price: If you ask too much for your home, you'll be waiting a lot longer to sell it. It may take a while to find a person willing to pay more than what it is actually worth, or the market will catch up and prices will rise enough to bring your home in line with other properties in the area. The Financing: If you don't offer very many financing options, your home is likely to sit on the market much longer. The more options you offer to the buyer, the better off you'll be. Some people offer owner financing at a low rate, but if that's not possible at least consider, FHA, VA, and other government programs, which can bring you a lot more buyers. The Time: If you have a time frame by which you want to have your house sold, you have to be willing to drop the price so that the home will sell fast. There's a buyer for everything if the price is right, and lower prices generally equal faster sales. The Asking Price of Your Home You want to get the market value of your home, and asking your Realtor/Agent is the best way to find out how much you should expect to get when your house sells.
