Selling Your Greater Atlanta, GA Area Home

Selling your home involves much more than just placing a "For Sale" sign in your yard and going to the closing. As an agent with Century 21 Real Estate, we are here to help you prepare your home for sale, market your home, and guide you through the sale process to ensure you sell your home within your time frame and get the best price possible

It would be nice if you could just place a "For Sale" sign in your yard, get the right buyer, and head off to closing. Unfortunately, life doesn't usually work that way. Instead, you'll need a real estate agent to help you get through the process of selling your home. That starts with preparing your home for sale. Then market it properly so that buyers want to come see it. Your real estate agent will work with you and guide you, so you can get your home sold in a reasonable time frame at the highest price possible.

 In order to sell your home, Your Agent will:

  • Go over the selling process with you, and keep all the technical jargon out of the conversation.
  • Perform an analysis of the market, so you can see how your home compares.
  • Decide on both a list price and a target sales price.
  • Make sure your property gets marketed the right way.
  • Communicate with you throughout the process, so you don't feel left out
  • Bring you a purchase agreement when a contract is received, and help you through the process until closing.

What Affects a Home Sale?

Three main areas affect the marketability of your home. They are the price, the financing, and time.

The Price: If you ask too much for your home, you'll be waiting a lot longer to sell it. It may take a while to find a person willing to pay more than what it is actually worth, or the market will catch up and prices will raise enough to bring your home in line with other properties in the area.

The Financing: If you don't offer very many financing options, your home is likely to sit on the market much longer. The more options you offer to the buyer, the better off you'll be. Some people offer owner financing at a low rate, but if that's not possible at least consider, FHA, VA, and other government programs, which can bring you a lot more buyers.

The Time: If you have a time frame by which you want to have your house sold, you have to be willing to drop the price so that the home will sell fast. There's a buyer for everything, if the price is right, and lower prices generally equal faster sales.

The Asking Price of Your Home

You want to get the market value of your home, and asking your Realtor/Agent is the best way to find out how much you should expect to get when your house sells. To set your asking price, your Realtor/Agent will consider:

  • The price of homes that have sold in your area, and how comparable those homes are to yours.
  • The reasonableness of the asking price based on what is commonly seen from buyers who purchase in the area.
  • Terms, conditions, and pricing that are in line with the area and the market, so you can get your home sold quickly, and move on to buying your next place.
